A National Treasure
About the Process:
We plan to sell our home to the highest and best bidder on Sunday evening, October 12th, 2014, in a round robin bidding process by calling each bidder via telephone after the two-day inspection is over. Inspection is on the weekend of Saturday, October 11th and Sunday, October 12th.
Many people have never seen property being sold by a round robin, open-bidding process. Sometimes the traditional method of selling property can involve unnecessary time and money for both the buyer and the seller. This round-robin bidding method has been used successfully across the country, with both buyers and sellers being very pleased with the end result.
The bidding will be done by phoning you at your preferred number (home, office or cell) starting no later than 6:00 Sunday night, and you will not be at the property during the bidding process. The bidding is very relaxed, non-pressured and open.
The highest bidder on the bid sheet will be called first and have the opportunity to make the first bid when the round-robin bidding begins. The next highest bidder will get the second call, and so on down the list. Every bidder will have the opportunity to top the high bid until a single highest bidder is established.
Why sell this way?
We decided to use this method to sell our property because:
-
We need to sell immediately.
-
This method involves a few weeks of hard work instead of potentially months of sporadic selling visits.
-
We get to meet prospective buyers - aka you - in a warm, friendly atmosphere.
-
We have the opportunity to share and explain all the wonderful features of our home.
-
It encourages full disclosure and open communication between everyone involved - us the seller, and you the buyer.
-
It gives our neighbors the opportunity to meet you and share with you the benefits of living in this area.
-
We do not start high and slowly come down --- we let the buyers’ market (you) determine the price of our property.
The sale process is entirely open. There are no sealed bids. Placing a bid does not make you liable in any way. You may drop out at any time. Our desire is to create an atmosphere that brings to us a happy and contented buyer for our property.
You will have plenty of time to review the terms of sale, consult with others, inspect the property, and obtain any necessary mortgage.
The closing process is the same as in conventional property sales.
